Back office automation for small real estate developers
Stop running your dev pipeline in 14 spreadsheets.
For small multifamily and infill developers doing 1 to 20 units a year. I build the deal pipelines, lender packages, lot screeners, and entitlement trackers you keep meaning to get around to.
Where it breaks
Deal intake is a mess.
"I get 40 lot emails a week from brokers, wholesalers, and Zillow alerts. I underwrite maybe 4. The rest die in my inbox."
Lender packages eat a day per deal.
"Every lender wants the same 11 docs in a slightly different order. I'm copy pasting figures between the proforma, the rent roll, and a Word template at 10pm."
Entitlement tracking lives in my head.
"I can't tell you what's blocking the Springville lot today without opening three tabs and texting my civil engineer."
How I work
Automation Audit
$2,500
Two working sessions, a written report, a Loom walkthrough, a prioritized roadmap, and one quick win automation shipped during the audit. If the report doesn't surface at least $10k a year of findable time or money, you don't pay.
Audit details →Build Engagement
$8k to $25k
Fixed scope, fixed price, fixed timeline. One SOW, one deliverable, shipped and handed off. Typical builds: lender package assembler, lot screener pulling county and MLS data, inbox triage agent, draw request tracker.
Managed Dev Ops
$750 to $1,500 / mo
For operators who'd rather not own the tools. I host the automations you rely on, keep them running, and review your pipeline with you for 30 minutes a week.
Case study
A Utah County fourplex, built in public
My own build. The same tooling I sell to clients, dogfooded on a real deal. Proforma, lender comparison, lot qualifier, entitlement tracker, action timeline.
Lender comparison
Replaced a seven tab spreadsheet with a single screen that ranks lenders on rate, LTC, recourse, and close speed, and regenerates the lender facing PDF on one click.
Lot qualifier
Pulls zoning, setbacks, utility proximity, and slope for any parcel, scores it against the build program, and flags dealbreakers before I waste time driving out.
Not for you if
- • You're a REIT, fund, or institutional buyer. You need enterprise tooling, not a solo builder.
- • You wholesale. Different workflow, different buyer, not my lane.
- • You do more than 50 units a year. You've outgrown me; hire a full time ops engineer.
- • You want someone to "do AI" without naming a workflow. Come back when you know what's painful.
- • You expect free discovery calls to spec a full build. The audit exists for a reason.

No pitch. You walk me through your current pipeline. I tell you whether an audit makes sense and what the first quick win would probably be. If we're not a fit, I'll say so on the call and point you somewhere better.
