I'm Wilbur. I live in Utah. I'm putting a fourplex in the ground in Utah County, not as a fund, not with a syndicate, just as an owner builder learning the job from the inside.
I've been shipping software for a living for a long time. In the last two years I've gotten deep on the AI tooling that's actually useful in a back office: Claude agents, custom scrapers, internal dashboards, inbox triage, document assemblers. The kind of stuff that replaces a spreadsheet, not a person.
I built my own deal pipeline because the off the shelf tools are either priced for institutional buyers or built for wholesalers. Small infill and small multifamily operators sit in the gap. That gap is the business.
What I believe about this work
- Automate the assembly, not the judgment. Lender packages, scraped lot data, and draw requests are assembly. Underwriting and negotiation are yours.
- Small, composable tools beat one big platform. You already own your spreadsheets and your inbox. Good automations sit on top of those, not in place of them.
- No lock in. Everything I build is yours, including the code, the data, the credentials. If you fire me tomorrow, nothing breaks.
- Ship fast, price fixed. Two to four week builds, one SOW, one deliverable. Scope creep gets a new SOW, not a surprise invoice.
What I don't do
- Enterprise implementations.
- Open ended retainers that pay for my time instead of a deliverable.
- Rebuilds of tools a good off the shelf product already covers. If Buildium is right for you, I'll say so.
